Proposed Lighting Update
MODERN OBELISK OUTDOOR WALL LANTERN
This is the light being proposed for the garage and front entrance door. This frame inside a frame design is the perfect update to this classically inspired outdoor lantern. Durable stainless steel construction is finished in Black and supports an inner frame of Clear panels of glass for a crisp and clean appearance. The DRB Application has been submitted. This striking outdoor sconce features a double layered frame with contrasting geometric shapes; the bottom of the inner glass panes flare to their widest point, and meet the narrowest point of the outer open frame.

This light and the corresponding lights for the lamp and front door are sourced from a local company, in Richmond, VA.

All garage lights and front door lights will be this style and size. The lamp post light is a very similar design from the same collection. The lamp will be installed on a black post with a photocell.

Timberview HOA has negotiated with the vendor to lower the cost of the lights from the MSRP by about 30% if we buy our lights in bulk.
The cost will be $195 per light on the garage and on the exterior front door.
The lamp light will be $192 + $84 for the new lamp pole
The current retail for each garage and exterior light is $274 (this gives us a $79 discount per light)
In order to take advantage of the bulk discount, it is our goal to roll out the update concurrently. We are working with the management company on the logistics, to make this a smooth process.
The lighting company we are using has been in business for decades and has great reviews across the board. This was a consideration that came into play during the decision making process. The distributor we are using is a local company and we are excited to work with them. These lights can also be obtained at big box stores, but not at the discount we were able to secure.
Our current lights cost a total of $668 + tax and shipping, per house to replace. The proposed lights will be $861 + tax and shipping. Some residents will require millwork in order to install the new lighting. Please take into consideration, we have tried to avoid this as much as possible.
The national average cost of installing outdoor lighting is between $2,000 and $4,500. We have tried to keep this project well below this average, while still considering an upgraded solution. This project was initially started in 2014 and is long overdue in Timberview. Please let us know if you have any suggestions to help make this project a success.
